The residential component includes a range of apartments, penthouses, townhouses and waterfront residences. Many properties benefit from sea views, landscaped surroundings, private gardens, courtyards, terraces and pedestrian-friendly public spaces. The development has been designed with limited surface traffic, with most vehicle access and parking located underground. Residents have access to a range of amenities, including a waterfront swimming pool, fitness facilities, estate management services, cafés, restaurants, retail outlets, landscaped walkways and public piazzas. The development also includes foreshore promenades and open public spaces.
Architecture and Design
The development was designed as an extension of Sliema’s seafront, with a focus on open spaces, natural light and pedestrian accessibility. Residences generally feature open-plan living, dining and kitchen areas, providing flexible layouts that residents can adapt to their needs.
Leisure and Lifestyle
Tigné Point includes a variety of restaurants, cafés, bars, shops and leisure facilities. Residents also benefit from direct access to landscaped waterfront walkways and the nearby The Point Shopping Mall, which offers a range of retail, dining and fitness facilities. The development is within walking distance of the Qui-Si-Sana seafront, where beach clubs, swimming areas and additional leisure facilities can be found. Swimming facilities are also available within parts of the Tigné Point development.
Safety and Security
Residential buildings at Tigné Point operate access-controlled entry systems for residents. Vehicle movement is managed through an underground road network and parking facilities, reducing traffic within the public areas of the development. The public car park beneath Pjazza Tigné accommodates over 2,000 vehicles and is monitored by CCTV. CCTV monitoring is also in place within private residential parking areas, managed by the respective building administrators.
Technology Infrastructure
The newer residential blocks at Tigné Point are connected through a fibre-optic network, allowing residents to select internet and telecommunications services from their preferred providers.
Sustainability
Heating, ventilation and air-conditioning services across much of the development are operated through a centralised system managed by SIS Ltd. The system supplies residential, office and retail spaces and uses seawater-based cooling technology to improve energy efficiency. Centralised management and computer-controlled operation help optimise energy consumption across the development.
Residential Phases
Fortress Gardens (Q3)
Fortress Gardens is a 16-storey residential building comprising 63 apartments and penthouses. The development includes five penthouses, each with a private terrace and swimming pool. Residents have access to landscaped walkways, communal piazzas, shopping facilities, wellness amenities and dining options throughout Tigné Point.
Q2 Residences
Q2 consists of 60 waterfront apartments located on the northern side of Tigné Point. The apartments feature large terraces and are finished to a high specification. The building incorporates automatic smoke detection systems, a central fire alarm network and sprinkler protection throughout the apartments and basement levels.
Q1 Residences
Q1 is a waterfront residential block comprising 39 homes. The development was released in 2013 and has been fully completed.
T10 Residences
Located on the north-eastern edge of Tigné Point, T10 comprises 59 residential units. Many apartments feature large terraces with views of the sea and/or Valletta.
The Piazza Residences
Launched in 2011, The Piazza Residences include 22 townhouses and apartments overlooking the central piazza. The residences were designed by Chris Briffa Architects.
Tigné South Residences
Tigné South consists of 13 gated residential blocks arranged around communal walkways and landscaped areas. It was the first residential phase launched within the wider Tigné Point development and includes some of the larger apartments and penthouses in the project.
