Exclusive Interview with the Team Behind Verdala Terraces
1. Every landmark development begins with a vision. What was the original inspiration behind Verdala Terraces and what did you want to create that Malta had not yet seen?
The starting point was the site’s own history. The original Grand Hotel Verdala opened in 1971 on this same ridge above Rabat and grew into one of Malta’s most iconic addresses, a hive of activity through the 1970s and 80s that became a genuine fixture of local life for the Rabat community.
The brief for Verdala Terraces was to reinterpret its legacy for a different generation of buyer. What Malta hadn’t seen before was a residential development conceived from day one as part of a wider destination, with architecture, landscape and wellbeing treated as a single continuous idea rather than three separate considerations bolted together.
2. Verdala Terraces is often described as more than a residential development. How would you define the lifestyle residents can expect when they choose to live here?
Residents are buying into a wider destination, with endless options to enjoy extensive wellness facilities at the V SPA, 5-star- hospitality service, dining at the Griffin Brasserie, alongside the quieter pleasures of a genuine sense of place within a mature, character-rich part of Rabat.
What sets the property apart is not only its architecture, but also its setting – overlooking the Rabat valleys, grounded in a history, and offering a sense of space and serenity increasingly rare elsewhere on the island.
3. The location overlooking Rabat, Mdina and the surrounding countryside is one of the project’s defining features. How did the natural landscape influence the masterplan and architectural design?
The design brief describes the project as mediating between two very different contexts: the dense townscape behind the site and the open rural landscape stretching out towards Mdina and the countryside beyond it.
This approach influenced key design decisions. Rather than relying on traditional internal light shafts, the buildings were arranged around open spaces that bring in natural light, improve ventilation and create shared outdoor areas. As a result, the views towards Rabat, Mdina and the surrounding countryside are an integral part of the way the development was designed.
4. Luxury means different things to different people. In your opinion, what defines true luxury in today’s residential market?
Increasingly, today’s buyer measures luxury by what a home gives back rather than simply by what it looks like. Space, privacy and setting come first, followed closely by the quality of everyday life the development supports around those core elements. That’s the standard Verdala Terraces was designed to meet and it’s a markedly different proposition from the more transactional, volume-driven developments that have historically characterised parts of Malta’s luxury market.
5. The project offers an impressive range of residences, from elegant apartments to panoramic mansions and penthouses. How did you approach designing homes that cater for such diverse lifestyles while maintaining a consistent standard of excellence?
The layouts were designed to challenge conventional residential typologies from the outset, prioritising spatial quality, openness and strong indoor-outdoor relationships across every unit type. Every residence, regardless of size, shares the same underlying design standard, material quality and structural integrity; only the scale and finishes change to suit the buyer.
6. Wellness appears to be at the heart of the Verdala Terraces philosophy, particularly with the integration of the Verdala Wellness Hotel and its facilities. Why was it important to place health and wellbeing at the centre of the development?
Health and wellbeing are becoming increasingly important considerations for people when choosing where to live, so it was important for us to create an environment that supports both physical and mental wellbeing on a daily basis. The integration with the Verdala Wellness Hotel was a natural extension of that vision. Residents benefit from continued access to wellness-focused facilities and services, making healthy living part of everyday life rather than something reserved for occasional visits.
7. Five-star hospitality services and concierge facilities are becoming increasingly sought after in premium residential developments. How do these services enhance everyday life for homeowners?
Five-star hospitality and concierge services enhance everyday life because they remove much of the administration, maintenance and logistical burden that traditionally comes with owning a premium property. Residents are able to focus on enjoying their home and surroundings, knowing that many of the practical day-to-day considerations are being professionally managed.
These services create a level of convenience and reassurance that is difficult to replicate in a conventional residential setting – assistance with property management, security, reservations or lifestyle requests, residents have access to support that simplifies daily life and allows them to make better use of their time. For those who travel frequently or divide their time between Malta and other countries, there is also added peace of mind in knowing their home is being looked after to consistently high standards in their absence.
8. Sustainability is now an essential consideration for both developers and buyers. What sustainable design principles, technologies or construction methods have been incorporated into Verdala Terraces?
Sustainability is not the type of feature that should be added at the end of a project; it needs to be embedded in the way a development is designed from the outset. At Verdala Terraces, this is reflected in the careful use of natural light, ventilation, landscaping and the overall relationship between the buildings and their surroundings. The aim was to create homes that are comfortable, efficient and enduring, while respecting the unique character of the site.
9. Creating a sense of community within an exclusive development can be challenging. How have you balanced privacy and exclusivity with opportunities for residents to connect and enjoy shared spaces?
The masterplan tackles this directly by carving shared amenity spaces into the building volumes themselves, rather than treating them as an afterthought at ground level. Residents have access to the Verdala Wellness Hotel’s lounge bar, brasserie, V SPA and gym, alongside an exclusive residents-only infinity pool.
Privacy was considered from the outset. Special screening elements were placed between terraces to allow natural light through while ensuring neighbouring residences cannot overlook one another. This means residents can enjoy both a sense of community and a high level of privacy, with each aspect carefully addressed through the design.
10. Looking back over the journey from concept to completion, what has been the biggest challenge your team has overcome and what are you most proud of today?
The site itself was a significant part of the challenge. The original Grand Hotel Verdala stood untouched for over twenty years before redevelopment began and reconciling that dormant, historically significant site with a genuinely ambitious structural vision was no small task.
What the team is most proud of is that the finished result doesn’t read as a compromise between old and new. Verdala Terraces was completed as a genuine rearticulation of a historic destination, honouring what the Verdala name meant to generations of the Rabat community while setting a new benchmark for luxury residential design in Malta.
11. International buyers are increasingly looking towards Malta as a place to invest and live. What makes Verdala Terraces particularly attractive to both local homeowners and overseas purchasers?
For local buyers, the appeal is largely about lifestyle continuity: the shift from a standalone villa to apartment or terraced living, without giving up the privacy, scale or sense of exclusivity that comes with villa ownership. It’s a natural next step for buyers who want to simplify without downsizing their expectations.
For international buyers, the appeal is layered and considerably broader. Malta’s favourable taxation framework, residency opportunities, political stability and EU connectivity all play a part, as does the island’s English-speaking environment. On top of that, Verdala Terraces sits within a designated Special Designated Area (SDA), which gives foreign purchasers additional flexibility to hold the property as either a primary residence or a long-term investment, without the restrictions that apply elsewhere on the island.
12. What emotions or experiences will residents feel every time they return home to Verdala Terraces?
The intent behind the project is one of balance: between luxury and nature, tradition and modernity, exclusivity and community. That’s precisely the experience the design is aiming to deliver on a daily basis, not just at the point of purchase.
