Be smart – invest in a property to rent out!

One thing that is very clear about the Maltese property market is its resilience. We have faced the most difficult of times economically over the past two years, but where the rentals market took a temporary knock for obvious reasons during the pandemic, the local residential sales market kept a steady pace and did very well unlike the rest of Europe.

Specialists in Special Properties

What makes one estate agency really different and special from others? Are they not all the same? Well, the answer is a definite “NO!” Most agencies seem to sing a similar tune from the same sheet, but their quality of service, their expertise and their knowledge levels are all vastly different and it is this collective base that will have a massive influence on the kind of experience you as a buyer or seller will have.

The demand for good quality property is on the rise!

Nobody can deny that Malta’s property sector is dynamic, vibrant and doing exceptionally well. Many new units have come on the market in the last few years and the demand for investment properties seem unquenchable. To add to the already positive outlook, the marketing of “Brand Malta” has resumed in all earnest and we have seen an increase in tourist numbers very early on in the season, which bodes well for the whole economy.

2022 is Promising to be a Great Year for Upper End Property

Being well into 2022, we can see that this will be another very busy year for property in Malta. With an increased sense of the pandemic abating or at least accepting that it will be with us like the flu from now on and with summer on the way, it all contributes to lifting people’s spirits. But this year is slightly different: the trend seems to be an increasing demand for upper-end properties!

A return to village life in Malta

During the last two years we have seen an unprecedented surge in the popularity of typical village houses, especially that of houses of character and townhouses in Malta and Gozo. This bodes extremely well for the preservation of some of these homes, many of which have been in dire need of being rescued. The on-going legacy of the pandemic has played a huge role in locals re-focusing on our national treasures, namely the house of character and all it has to offer.

The cosy warmth of our homes in winter

It is that time of year when the days are short and we face inclement weather on a regular basis. For most of us this is also a favourite time of year, with Christmas and the Festive Season just around the corner! Our homes play a very important role during this time: we decorate it to celebrate the coming holidays as we get ready to prepare delicious meals and entertain family and friends on almost a daily basis.

We celebrate the welcome news of freshly announced property tax discounts when purchasing an older property or when renovating typical Maltese homes.

The government has announced incentives for buyers, vendors and renovators this week in the latest budget announced on Monday 11th October in the evening. No taxes or stamp duty will be payable on UCA properties, properties older than 20 years having been vacant for more than 7 years and newly built properties built displaying typical Maltese character. The scheme is limited to the first €750,000 of the value of the property. This also applies to properties that are currently under Promise of Sale agreements.

The added value of buying a quality property

When it comes to buying homes, we all want to bag a bargain! We all dream of getting a home at the best price and making the most profit one day when we sell it. Then there is also the old adage of “You get what you pay for” and in the case of real estate, this is mostly true! All of us know of someone who thought they are getting a home for a song, just to later find out they have to spend a fortune to get it regularised, fixed and safe for the family to live in. Many times the costs pile up quickly.

How do you know when you have found the perfect home?

We all buy homes for different reasons. It may be because you are newlywed or that your family is about to expand and you need more room. Other times it may be because you have changed jobs or that you may be retiring. It may also simply be an investment or a home in which to retire in during your golden years.
